Thomas A. Passarella is a director in the Los Angeles office of Duff & Phelps in the Real Estate Services Group. He has 12 years of experience in the real estate industry.
Tom’s appraisals and consultations have been on a variety of properties, including restaurants, office buildings, regional malls, neighborhood and community shopping centers, apartment complexes, hotels, transportation rights-of-way, residential subdivsions, and a variety of industrial facilities including single and multi-tenant distribution, research & development facilities, cold-storage warehouses, and intermodal facilities. These studies have been in conjunction with real estate portfolio valuations, merger and acquisition due diligence support, internal planning, highest and best use analysis, financing, litigation support, sale-leasebacks, and insurable value studies.
Tom has consulted on many engagements requiring valuations for financial reporting in connection with
ASC 805, ASC 820, ASC 350, and ASC 840 related to purchase price allocations, fair value measurements, goodwill impairment testing and fresh start accounting and lease accounting. In addition, Tom has experience involving loan collateral evaluation for lenders, sale lease-back transactions, corporate real estate portfolio valuations and leasehold valuations. Tom has worked on a national and international level, with services provided from coast to coast in the United States, while also performing real estate valuations and consultations within Mexico, Canada and Europe.
Prior to joining Duff & Phelps, Tom was a consultant in the Valuation Services Group of Arthur Andersen, LLP in Chicago, Illinois.
Tom has a B.S. in management from John Carroll University, University Heights, Ohio. Tom is an Associate Member of the Appraisal Institute and is currently a Candidate Member of the Appraisal Institute. He is also a certified general real estate appraiser in California, Illinois, and North Dakota.
